2/23/2010 - Doug Works of CBRE just finalized a very favorable lease transaction on behalf of Bonnier Corp. (Transworld) in Carlsbad, CA. The warehouse facility that they leased will be used for Transworld's upcoming "Skate and Create 3". Stay tuned.

I am writing to let you know about the positive experience that I had when working with Doug Works of CBRE on the sale of the former Duff’s headquarters building in Oceanside, CA. A former employee, R.P. Bess, introduced me to Doug at one of the ASR trade shows. Prior to Doug’s involvement, another commercial real estate company had previously marketed the building without much activity. Soon after I connected with Doug, he brought in his local counterpart, Lars Eisenhauer. They quickly produced high image marketing materials, ordered signage, developed an effective marketing strategy, and provided thoughtful suggestions on both pricing and clean up/fix up items. They kept me up to date on all prospects throughout the process. They aggressively pursued prospects on both a sale and lease to own basis. Even in the declining market, Doug and Lars were able to sell the building for over $230 psf, which was higher than the asking price of newer buildings in the surrounding areas...

VOX Footwear was at a point where we could benefit from a few thousand feet of additional storage, but needed it for just six months. We had some warehouse area at our existing headquarters location, but knew it would not be enough in the short term. That is where Doug Works of CBRE came in. Doug prepared a survey of warehouse opportunities within a couple of miles of our headquarters, created leverage, and negotiated an outstanding deal that enabled us to meet our short term goals. While negotiating on that extension, Doug simultaneously negotiated a renewal of our headquarters lease with our existing Landlord. Doug has always responded promptly to our requests and acted professionally on our behalf. I look forward to working with Doug again when we are in a position to grow bigger or buy a building in the future. I would strongly recommend Doug Works and his team to anyone with any type of commercial real estate needs.
